Spinney Falls House

The property has a spacious family living room to the ground floor with fully glazed elevations providing access onto the large rear decking. Spinney Falls is located within a short walk of the family spa, Ballihoo restaurant and shop, and the tennis courts giving you the perfect base for your holiday at Lower Mill Estate.

Ground Floor

The kitchen offers a good range of wall and base cupboard units with many built-in appliances including an induction hob, double oven/combination microwave, fridge/freezer, washer/dryer, and dishwasher. Fully equipped for 10-12 guests. There is also a Nespresso Vertuo coffee machine.

First Floor

The first floor accommodates the master en-suite super-king bedroom as well as a further king bedroom, bunk bedroom, and family bathroom. 

Second Floor 

To top it all off there is a king bedroom on the second floor as well as a family bathroom. A further spacious twin bedroom has a TV, Nintendo Wii, and accessories. This twin bedroom also has an additional double sofa bed to help accommodate another two guests. If you would like the sofa bed set up prior to your arrival please notify a member of our team. The property images show the twin bedroom with the sofa bed made up. 

If alternative bed configurations are not requested at the time of booking or at least one week before arrival, an additional charge may be applied to recall Housekeeping to make the adjustments

Outside

Spinney Falls has a large rear decking where you will find outdoor seating and a BBQ. You will also have a secluded garden area to enjoy that backs onto a waterway where you can spot some of the local wildlife here at Lower Mill.

House & Estate Rules:   

• Quiet hours are observed after 11pm, we aim to maintain a peaceful and respectful environment for all residents and guests. 
• Hen and stag parties, including any related activities, are not allowed on the estate premises
• Work related stays for any purpose are not permitted on the estate
• All our properties are non-smoking.
• Upon departure, kindly ensure that the premises are left in a clean and orderly manner, with all furniture returned to its original position and rubbish removed. There are bin stores located around the estate.
• A £500 refundable damage deposit is due the week before your arrival. You will be contacted regarding this. If you have booked via Airbnb, you do not need to pay the security deposit directly to Habitat Escapes as any damages to the property are raised through Airbnb's reimbursement portal.
• Please utilise the one parking space provided at the property. Additional parking is available at the main car park if needed. Please do not park in the bays assigned to other properties.
• This property is not pet friendly.
