Description

The Hangout is situated around Minety Lake and benefits from a roof terrace that is accessed from the second-floor landing with ample seating and an outdoor garden for you to enjoy the sunshine. The Hangout sleeps a maximum of 6 adults and 2 children. No bookings for more than 6 adults are allowed.

The property comprises a useful ground-floor utility/cloakroom. Games room with pool table, TV and sofa as well as boards games for the children.

Spacious open plan high specification contemporary kitchen with dishwasher and double oven. Breakfast bar with seating. Dining for 8 guests. The living room has a 4-seater sofa, 2 rattan chairs, and features a wood-burning stove. A fully glazed rear view provides access to an open-plan deck area with outdoor seating and a gas BBQ.

On the first floor can be found 2 king bedrooms with en-suite shower rooms, built-in wardrobes, and access to the small balcony area, one overlooking the lake to the rear. Spacious family bathroom with shower over bath, further twin bedroom, and child’s bunk room. 

Access to the roof terrace off the first-floor landing provides views across the Estate with outdoor furniture. Parking for 3 – 4 cars to the front.

This property is within an easy 5-minute walk of the estate facilities including an on-site Restaurant and Spa.

 Estate Rules   

  • Quiet hours are observed after 11pm, we aim to maintain a peaceful and respectful environment for all residents and guests. 
  • Hen and stag parties, including any related activities, are not allowed on the estate premises
  • Work related stays for any purpose are not permitted on the estate

House Rules

  • All our properties are non-smoking.
  • Upon departure, kindly ensure that the premises are left in a clean and orderly manner, with all furniture returned to its original position and rubbish removed. There are bin stores located around the estate.
  • A £500 refundable damage deposit is due the week before your arrival. You will be contacted regarding this.
  • The drive way can accommodate two cars. Additional parking is available at the main car park if needed. Please do not park in the bays assigned to other properties.
  • This property is not pet friendly.

    Unfortunately we felt really rather underwhelmed from our trip to The Hangout and Lower Mill Estate itself. On the positive side the kitchen facilities were excellent and view from the rear of the house beautiful. The food at Balihoo was the best we had all week in the Cotswolds so I would definitely recommend eating there. The habitat staff were also very friendly and helpful throughout. On the more disappointing side, the ground floor of the house appeared not to have been swept or hoovered, we found half eaten food under the sofa and crumbs around the living area on arrival, however this was not the case upstairs. Upstairs there were a lot of cobwebs that were so large must have been there for a long time however the bathrooms and bedrooms were otherwise very clean. Cobwebs also covered the outdoor seating area and the house smelt slightly musty like it has not be used in a long time but some airing of the house and opening up the roof hatch soon sorted this out. The most vital issue with our stay was that no seating or sleeping area in the entire house was comfortable, so much so we left a day early. The sofa in the living area seemingly was created by someone who does not want people to sit on it! I would also suggest removing the fact that this house has a games room, which is a little bit of a stretch for what it actually is in reality. Lower Mill Estate itself was very quiet and during the school holidays surprisingly felt like not a lot was going on or it was out of season, generally it just had a strange atmosphere. I would also recommend hiring experienced baristas for the coffee hut they offer as although the staff were lovely they didn’t seem to have any training, I requested a oat flat white and was provided a cup with a shot of coffee filled to the top with cold milk. Unfortunately we wouldn’t return but I am sure this is the right place for others.

    Activity hub was closed when we wanted it and wouldn’t have used it at all for the prices they charged. Need to provide basic bats/balls from restaurant if activity center going to close so often. Need better family rates as too expensive for family if 8 to rent anything for a day Spa was nice, just couldn’t use it till after 10 when it filled b quickly. Didn’t really use restaurant except for drinks but too pricey so walked to local pub instead.
